Overview
The Property Dashboard gives a complete overview of all properties held by an entity or across your licence. It lets you manage valuations, rental details, loans, depreciation, and external services in one place.

Entity View and Global View
Entity View
This is the default view, showing only the properties held by the selected fund or entity.
Global View
This view displays all properties held across Simple Fund 360 and Simple Invest 360 licences, with columns for:
- Address
- Valuation
- Net Rent
- Rental Yield
- Lease Expiry
- Purchase
- LRBA/Loan
Use this view to manage and update multiple property valuations.
You can also generate a Global Property Summary Report directly from this view.
Note: Filtering by Property Type
Selecting the Type heading column heading allows you to filter the Property Dashboard by specific property types. Select All, Residential, or Commercial to filter the list or properties.
Warning Preferences
Valuation Warning Preferences highlights outdated valuations based on the settings you select.
You can choose to receive alerts for Residential and Commercial properties with valuations older than 1, 2, or 3 years. These settings are saved firm-wide and allow you to set preferences based on the entity type (SMSF or Other Entities):
- Current valuations within the set range appear in green.
- Outdated valuations outside of this set range show in red.
To change the time period, click the Warning Preferences setting at the top of the dashboard.
Property Add Ons
GST Registered Status
On the Fund Details screen, if GST Registered is set to "Yes", a green tick appears on the dashboard. If not, a cross is displayed.

Quick access to service providers for:
- Valuations
- Loans
- Depreciation Schedule

Properties Table
The Properties Table displays all properties held by the fund and includes the following columns:
- Address
- Valuation
- Net Rent
- Rental Yield
- Lease Expiry
- Cost
- LRBA/Loan
To remove a property, hover and select the trash icon under Actions.
Valuations
Valuations can be easily added through the Properties Table. When you hover over a property, a +Add button will appear.
How to Add a Valuation
Clicking +Add opens the Add Valuation screen, where you can:
- Enter the valuation date
- Input the valuation amount
- Upload the source document
You can also search property data through Domain or realestate.com.au, or request a valuation via an integrated service provider.
Property Details Screen
Clicking on a property in the table opens the Property Details Screen, where you can manage rental data, valuations, costs, and supporting documents.
Overview
Shows the history of valuations, through this tab you can:
- Add a vaulation
- Edit or delete an extisting valuation
Overview
The Rental tab includes:
- Auto-calulated Net Rent Yield
- Last Rental Appraisal date
- Rental Statement
- Rental Property Report
Lease Information
This section of Rental tab is designed to store information regarding the property's lease arrangements.
Enter the Start Date, End Date and Lease Option Expiry, once entered select Save.
Selecting Landlord Notice Alert allows you to setup warnings for Lease Option Expiry dates. Choose how many months you want to be alerted in advance and a warning will display in the property dashboard before the expiry of the lease:
Overview
Displays all linked transactions, sorted by date, with an option to attach a Cost Element for clarity.
Loan
Shows:
- Current loan balance
- Associated loan account
- Option to record if the loan is held in a Bare Trust.
Insurance
Displays:
- Insurance provider's name
- Total of transactions from the Insurance Premiom acount
Title
Stores title reference details
- Folio Number
- Volume Number
- Title Reference
- Toggle if linked to a related party
Invoice Management
Create and manage invoices quickly via the Create Invoice button.

Disposed Properties
Disposed properties are hidden by default. To view them, click Show under the "Disposed Property" section.
A new Disposal tab appears under Property Details, where you can:
- Review the disposal price of the property.
This will be automatically filled based on the disposal transaction created. - Set whether the property shows as disposed.
- Link to the disposal transactions in the Transaction List.
