Entity View and Global View
Entity View
The Entity View is the default view on the Property Dashboard screen (as shown in the image above). It displays all properties owned by the fund.
Global View
Selecting Global View will display all existing properties within your Simple Fund 360 and Simple Invest 360 license. This screen is designed to give users an overview to all properties at a glance, with column headings:
- Address
- Valuation
- Net Rent
- Rental Yield
- Lease Expiry
- Purchase
- LRBA/Loan
Global View can also be used to manage multiple property valuations in the same place.
Valuation Warnings
Valuation Warnings help you manage valuations across multiple properties by alerting you to outdated valuations. Simple Fund 360 allows you to set warnings for valuations that are one, two, or three years old.
To adjust Valuation Warnings, click the blue text next to Valuation Warnings and select a time frame.
If a property's valuation is outdated, the valuation date will appear in red instead of green.
Property Investment Panels
At the top of the Property Dashboard screen, five property summary cards display the total investment values for all properties held by the fund.
The Debt amount is calculated by summing the total balances of all Limited Recourse Borrowing Arrangements (85500) Accounts for all properties held by the fund.
Property Add Ons
GST Registered Status
On the Fund Details screen, under Reporting, if the GST Registered toggle is set to "Yes," a green tick will appear on the Property Dashboard. If it is not set to "Yes," a cross will be displayed next to GST Registered on the Property Dashboard.
External Service Providers
The Property Dashboard screen allows quick access to our external service providers. We partner with various different organisations to provide the following services:
- Property Valuation
- Loan Providers
- Depreciation Schedule
Property Summary Report
Users can generate the Property Summary Report to view key investment details including; Investment, Address, Property Type, Valuation, Last Valuation Date, Loan and Lease Expiry.
Selecting will the Settings of the Property Summary Report.
The Property Summary Report can be customised by choosing the order of the report, In addition, the report can be further customised to display current properties only.
The report can either be generated as an Excel file or as a PDF.

Properties Table
The Properties Table displays all properties held by the fund and includes the following columns:
- Address
- Valuation
- Net Rent
- Rental Yield
- Lease Expiry
- Purchase
- LRBA/Loan
- Actions
The Address, Valuation, and Lease Expiry columns can be used to sort the properties.
Remove a Property
Properties can be easily removed from the Property Dashboard, when you hover over a selected property a trash icon will appear under the Actions Column.
Clicking the trash icon on the same line as the selected property will remove it from the Property Dashboard.
Add Valuation
Valuations can be easily added through the Properties Table. When you hover over a property, a +Add button will appear.
How to Add a Valuation
Clicking +Add opens the Add Valuation screen, where you can:
- Enter the valuation date
- Input the valuation amount
- Upload the source document
Additional Valuation Options
Within this screen, you can also:
- Search for the property's valuation via Domain or realestate.com.au
- Connect with our partnered external service providers for a professional valuation
Property Details Screen
To view specific details of a property, select the a property from the Properties Table. This will open to the Property Details Screen, here in this screen you can further edit the details of the property.
The Property Details Screen can also be used to store supporting documents for specific a property.
To add a supporting document select
The Property Details screen has three key tabs, this being Valuations, Rental and Cost.
The Valuations tab records the list of all of the different valuations completed for the specific property. Additionally, in this tab you can edit existing valuations, remove valuations or create a new valuation.
Overview
The Rental tab is designed to display all of the rental information relating to the property. This is help collect all information and store it all in one area.
Simple Fund 360 automatically calculates the Net Rental Yield for the property.
Next to the Net Rental Yield, you input the date of the Last Rental Appraisal.
Rental Income and expenses
The Rental Statement is displayed on the Rental Tab to provide further insights into the property's rental income.
A rental property statement summarizes the property's income less expenses incurred, showing the net profit or loss over the financial year.

Please note for transactions to appear in the Rental Statement Report, either the property income or expense accounts used must be linked to the property. For example 33400/PropertyCode.
Lease Information
This section of Rental tab is designed to store information regarding the property's lease arrangements.
To start, select .
Enter the Start Date, End Date and Lease Option Expiry, once entered select Save.
The lease information can be edited or deleted, additionally users can add new lease by selecting .
Overview
The Cost Tab displays a ledger of all transactions linked to the Property account. The ledger is sorted by the date, it also includes the amount of the transaction and the description of the transaction.
To further clarify the purpose of the transaction a Cost Element can be attached to a transaction. Select the Cost Element that is most relevant to the nature of the transaction.
Loan
The Loan tab displays all of the information relating to the loan for the property.
The balance of the loan and the loan account is displayed to ensure transparency.
If the loan is attached to a Bare Trust, it is an option to add a this information in as well.
Insurance
The Insurance tab displays all of the information relating to the insurance for the property.
Users may enter the name of the insurance provider.
The total balance of all transactions posted to the Insurance Premium account will be displayed here.
Title
The Title tab is the place to store all information regarding all legal records that details ownership of a property.
User may input the Folio Number, Volume Number, Title Reference if relevant.
If the property linked to a relevant party you may toggle yes.
