Please email SPV if you require a rental appraisal only. If the yield approach is the only possible method of determining rental income, then a Commercial/ Farmland Desktop Valuation Report + Rental Appraisal may be required.

How to order in Simple Fund 360
| From the Main Toolbar, Select Investments. | |
| Select the Property Dashboard. |
- Hover over the property.
- Click + Add Valuation,
- Then click Select Provider.
- Select Superfund Property Valuations.
- You'll be taken to the SPVals online order form, pre-filled with property details from the Property Dashboard.
- Complete the order; a representative of Superfund Property Valuation will get in touch to finalise the Valuation Request.
What happens next
Once your Superfund Property Valuations report is complete, the following happens automatically:
- The valuation document is uploaded to the Property Dashboard.
- The valuation amount is entered for the property based on the valuation in the report.
- The document will also be stored within the Documents screen,
Because the document is tagged with the correct sub-account code, it will automatically appear under the matching Workpaper folder once Workpapers are generated.

Is a desktop valuation enough for the auditor?
Yes, reports use objective, supportable data and recognised methodology meeting auditor/ATO requirements for SMSF reporting.
How is this different from an agent appraisal or online estimate?
Online estimates aren't compliant; agent appraisals require multiple comparable sales and coordination. SPVals' independent reports remove that legwork.
Do you need to visit the property?
No, desktop valuations use licensed access to national property data, no site visits are required.
